Cleaning / Janitorial - services include but are not limited to:
- Clean all interior and exterior glass in entryway
- Sweep and mop all common area hard surfaces
- Pick up and remove junk mail debris from mailbox area
- Vacuum all carpeted areas
- Dust all horizontal surfaces as required
- Wash interior of all hallway windows
- Sweep and mop stairwells
- Clean light fixtures
- Clean elevators, including tracks
- High dust entire building to remove cobwebs
- Clean all mechanical rooms
- Pick up debris and garbage on outside of property
Light Maintenance - services include but are not limited to:
- Routine repair and up-keep of common area hardware
- Perform preventative maintenance procedures on common area equipment
- Routine testing of common area safety equipment
- Purchase and maintain building materials and supplies with prior approval from property supervisor
- Inspect building common areas and exterior grounds
- Respond to after hour emergency calls
- Meet with inspectors, service contractors and utility companies
- Report malfunctioning equipment, safety issues, and property damage to management
- Change light bulbs
- 24 Hour Emergency Service included in all full-service contracts
